Isn’t it better sometimes to just file bankruptcy?
In some cases, it absolutely is the best thing to do and I encourage you to speak to a bankruptcy attorney if you have any doubts whatsoever.
But if your goal is to buy a home in the near future, you need to be aware of the consequences of bankruptcy.
- For FHA financing, you must wait a minimum of two (2) years after your Chapter 7 Bankruptcy is discharged before being eligible to qualify.
- For VA, also two years minimum.
- For Conventional/Conforming financing (Fannie Mae/Freddie Mac), you must wait four (4) years after Bankruptcy.
If my credit score is above 640 (the minimum score required by FHA/VA) why does it matter if I still have old collection accounts on my credit report?
This is where many potential homebuyers receive an unpleasant surprise at the last moment.
If you have collection accounts on your credit report with dollar balances still showing on them, then we have a problem when it comes time to get approved for your home loan.
You see, FHA, VA and Conforming/Conventional loan guidelines require collection accounts – with dollar balances remaining on them – to be paid-off or removed from your credit report before loan approval can be granted.
There is one exception allowed: if the account is a medical collection with a balance under $2,000.
Otherwise, the collection account must be paid or removed before loan approval will be granted.
OK, it all sounds good, but what’s the catch?
Actually, there is a catch. I want to sell you a house and help you obtain financing. Or, be your listing agent if you are selling your home.
Helping my clients repair their credit is very gratifying but it’s also a means to an end … for me. I can earn a much larger commission from selling a $250,000 house than I can from repairing credit.

The next step is to get together and review a recent copy (less than 30-days old) of your credit report. It should be a ‘tri-merged’ credit report which includes all three bureaus: Equifax, Experian, and Transunion.
